INITIAL MOVE-IN COSTS.
What initial costs are due when applying or moving in?
To help you budget for your move-in process, here is a breakdown of our standard initial fees and deposit structures:

Application Fee: $50 per applicant.

Security Deposit: $500 - up to 1x the monthly rent based on credit qualifying criteria. Please note: Collected at the time of move in and the deposit remains with the property until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.

Amenity Fee: $500 per unit (Non refundable upfront fee).

Pet Deposit: Up to 15% of the monthly rent.
MONTHLY REOCCURRING COSTS.
What are the required monthly fixed costs besides rent?
In addition to your monthly base rent amount, the following required recurring monthly utilities and services are added to your ledger or billed directly:

Unit Rental Rate: Your monthly base rent amount (Required reoccurring monthly cost).

Electricity: Included in unit rental rate.

Gas: Included in unit rental rate.

Water: Included in unit rental rate.

Trash: Included in unit rental rate.

Rent Reporting - 1 Person (Homebody Charges): $8.95.

Rent Reporting - Household (Homebody Charges): $14.95.

What other optional fees or situational charges might apply?
Depending on your personal choices, amenity use, or specific replacement needs, the following optional fees may apply to your account:

Parking: Starting at $180 / mo (Optional).

Bike Storage: Starting at $50 / mo (Optional).

Internet: Based on usage (Optional - Resident pays directly to provider).

Cable: Based on usage (Optional - Resident pays directly to provider).

Phone: Based on usage (Optional - Resident pays directly to provider).

Replacement Gate or Garage Remote: $100 each (Per requested replacement).

Replacement Key: $25 each (Per requested replacement).

Replacement Fob or Access Card: $100 each (Per requested replacement).

Pet Rent: 1% of your monthly rent (Maximum 2 pets per unit).
AVOIDABLE COSTS.
What are the avoidable costs or penalty fees to be aware of?
To ensure a smooth tenancy and avoid unnecessary charges on your ledger, please keep these situational costs in mind:

Lease Termination Fee: 200% of base rent amount (Billed upon notice given).

Lease Violation - Trash: $25 (Per Occurrence).

Transfer Fee: $1,000 (Per Occurrence).

Late Rent Payment Fee: 5% of rent due on the 10th(Per Occurrence).

NSF/Dishonored Payment Fee: $35 each occurrence (Billed upon notice from financial institute).

Do you allow pets?

Are there any costs for pets?
We charge a pet deposit equal to 15% of the monthly base rent and monthly pet rent of 1% of the monthly base rent
How many pets do you allow?
| We allow a maximum of 2 pets per home. |
Is there a weight limit for my pet dog?
No! Big or small, we welcome most dogs. Breed restrictions do apply - see the next question for more information.
Are there breed restrictions for pets?
We welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid.
How does the community promote a healthy, smoke-free living experience?
Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.
Do you offer on-site storage?
Bike storage spaces are available starting at $25 per month.
Do you offer on-site parking?
We offer various parking options to best meet your needs. Unreserved parking spaces in our garage start at $130 per month. Reserved parking spaces are also available starting at $180 per month.
What lease length options are available?
We offer select lease terms between 12 months and up to 24 months. Price range is based on lease length and specific move-in date.
Do I need renters insurance to live here?
Liability coverage is required to live at our community, and we have options for you.
What if I want to add a roommate to my lease?
If a new roommate moves in, they must fill out an application and qualify.
Are security deposits refundable?
Security deposits are collected at the time of move in. Deposits remain with the property until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.
Do you offer lease flexibility for members of the U.S. Military?
If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).
What if my roomate moves out?
If a roommate moves out, the remaining leaseholder will need to re-qualify.
Do you allow subletting?
We do not allow subletting or short-term renting of apartments. This includes, without limitation, rentals arranged on third-party sites such as Airbnb.com, VRBO.com, or other similar sites.
